New Feature
Property Description endpoint
Q1 Recommended for: Hotels & Homes

The Property Description endpoint is a new, modular addition to the Property API. It’s designed to be simple: properties send a free-text description along with a language code, and we extract the key claims to automatically generate high-quality, AI-written descriptions and traveller-facing answers.

Key Benefits:
  • Low effort maintenance: You only send one free text description + a language code. No need to structure, format, or write for the website.
  • Higher quality content: We extract the strongest, most unique claims from what you write and turn them into clear, consistent AI descriptions that help travellers understand why to book your place.
  • Always up to date & multilingual: As your data changes in Booking.com systems, descriptions refresh automatically and are available in many languages without extra work from you.

Breaking Change
Request to Book API
Q2 Recommended for: Homes

Request to Book is a booking model that gives eligible partners full control over the reservation process. Unlike Instant Booking, where guests can book a property immediately, Request to Book requires guests to send a booking request, which the partner can then accept or decline. With the Request to Book API, you can enable eligible properties to operate under this model on Booking.com.

Key Benefits:
  • The Request-to-Book flow has been upgraded - reservations are confirmed as soon as the host approves the request.
  • Payment is pre-authorized via credit card, and both price and availability are locked, eliminating the need for an additional approval step by the guest.
Beta ongoing 4th of May - 4th of June

Key Benefits:
  • Faster property ramp-up: New properties can activate a high-impact deal in just a few clicks within the providers system.

Security and Compliance

New Feature
Reservations API
Q2 Recommended for: Hotels & Homes
Click to view details The Reservations API sends reservation details from Booking.com to connectivity providers, enabling them to synchronize bookings with their own systems. We are helping reduce compliance and security risk by receiving less sensitive guest data for newly onboarded properties with undecided* status, while still obtaining all the information required to process reservations effectively. With this update, the Reservations API will no longer include guest phone numbers for reservations associated with untrusted hotel IDs. This change enhances guest data protection and reduces the exposure of sensitive information.

Additional Updates

Deprecation
Content API HDCN
Q1 Recommended for: Hotels & Homes
Click to view details The Content API historically allowed providers to create and manage property content through a single XML endpoint, covering property details, settings, facilities, policies, some charges, and contacts. The Legacy Content API (HDCN) is now deprecated and will be fully sunset. Your teams should migrate to the new modular property management APIs, which offer more focused functionality and clearer behavior. As part of the migration you will gain smaller, focused APIs with fewer bugs, lower maintenance risk and your properties benefit from richer, more accurate, and up-to-date content. Migration to the modular property APIs include Facilities, Settings, Charges, Contacts, Rooms and Policies.

Property API and HSN
Q1
Click to view details The Property API’s Status Manager offers modern endpoints to open/close properties and read status, with a central engine evaluating checks and closure reasons. The legacy HotelSummaryNotif (HSN) “status change” XML endpoint is being sunset, removing fragmented status logic that made it hard to know why a property isn’t open or bookable. It will be centralized in the Property API’s Property Management Platform (PMP) for transparent, consistent, and auditable results. By migrating, you will have a single, well-defined API reduces opaque HSN errors and improves insight into blocked properties and your properties gain clearer rules, faster paths to Open/Bookable.
Avoid new HSN implementations and adopt the Property Status endpoint in the Property API/PMP.

House Rules API
Q4 Recommended for: Hotels & Homes
Click to view details The legacy House Rules API (CAPI) allowed Home providers to set house rules, key collection, and some damage-deposit info via XML. This is now replaced by JSON fields in the Property Settings API, providing a modern, unified approach.
Stop new development on House Rules API and migrate all house rules and related settings to Property Settings API and update your UI to read/write rules only via the new endpoint

Advisory
Per-Person Charges via Payments by Booking.com
Q2 Recommended for: Hotels & Homes
Click to view details Payments by Booking.com is changing the way we facilitate the collection of per-person fees. From June 15, 2026, we’ll also facilitate the collection of per-person fees, such as city tax and tourism fees. We’ll include these fees in your properties’ payouts, as they continue to be responsible for remitting these fees to their local authorities.
These changes will make payments for your properties more straightforward and reduce the need to create payment links or collect extra charges in person.
